A jumbo loan calculator for upper-tier listings

Above the conforming loan limit, loans are jumbo: different lenders, different down payment expectations and different pricing. This jumbo loan calculator shows the payment, the loan-to-value and whether a loan crosses the baseline conforming limit of $832,750 for 2026. For luxury listings it's a useful tool, and it's often the first sign that a buyer should talk to a jumbo lender.

What makes a mortgage a jumbo loan?

A loan is jumbo when it's larger than the conforming loan limit set each year by the FHFA. For 2026 the baseline one-unit limit is $832,750, and it's higher in designated high-cost counties. Jumbo loans aren't bought by Fannie Mae or Freddie Mac, so lenders set their own requirements.

When you'd send it

When to put the Jumbo Loan Calculator in front of people

On luxury listing pages

Luxury buyers still want to know the payment and the structure. A jumbo calculator shows whether a larger down payment keeps the loan conforming, which can matter to buyers choosing how to finance.

When a buyer is near the conforming line

A buyer slightly over the limit might keep a conforming loan with a little more down. Showing the classification change makes that choice concrete.

In your luxury market report

Market reports for high-end segments read better with a tool. A jumbo calculator lets readers test a price from your report against their own down payment.

What your visitor sees

Four inputs: home price, down payment, rate and term. The buyer sees the monthly payment (principal and interest), loan amount, loan-to-value, the baseline conforming limit, whether the loan is classified as conforming or jumbo, total interest and total of payments.

The lead you receive

A high-value buyer thinking about loan structure

You get the Home Price and Down Payment, Loan Amount, Loan-to-Value, Loan Classification and Monthly Payment (P&I). A buyer testing several down payments near the limit is working through financing strategy, so a knowledgeable, discreet reply works best.

Follow-up that works

  • Introduce a lender experienced with jumbo loans, and let them discuss rates and reserve requirements.
  • Ask about timing and whether they're selling another property first. The HELOC calculator may help with bridge planning.
  • Offer private showings and off-market options where appropriate.

Thank you for looking at the Hillcrest home. Your figures put the loan just above the conforming limit. If keeping it conforming matters to you, a slightly larger down payment would do it. Happy to arrange a private showing whenever suits.

Reading the results

What each result means for your follow-up

The same figures your visitor sees arrive in your lead record. Here's how to read the ones that matter.

Loan Classification
Conforming or jumbo, against the baseline limit. In high-cost counties the actual conforming limit is higher, so treat 'jumbo' as a prompt to check your county's limit.
Loan-to-Value
Loan as a share of the price. Jumbo lenders often expect lower loan-to-value than conforming lenders, so this shows how prepared the buyer is.
Conforming Limit (Baseline)
The FHFA baseline one-unit limit for the year. It's shown so buyers understand why the classification changes at a certain loan size.
What can go wrong

Mistakes that cost agents the lead

Using the baseline in high-cost counties

In designated high-cost areas the conforming limit is higher than the baseline. Check FHFA's county table before telling a buyer their loan is jumbo.

Quoting jumbo rates

Jumbo pricing varies by lender and borrower. Keep the default rate as an assumption and leave quotes to the lender.

Jumbo loan
A mortgage larger than the conforming loan limit, so it cannot be bought by Fannie Mae or Freddie Mac and is held by the lender or sold privately. Because of that, each lender sets its own rules on credit, down payment and reserves. This calculator labels the loan jumbo when it exceeds the baseline limit.
Conforming loan limit
The largest loan Fannie Mae and Freddie Mac can purchase, set yearly by the FHFA. The 2026 baseline for a one-unit home is $832,750 (FHFA, 2026); high-cost counties have higher limits, up to $1,249,125 for 2026. This calculator compares your loan with the baseline, so a loan above it may still conform in a high-cost county.
Loan-to-value ratio (LTV)
The loan amount divided by the home’s price or appraised value, as a percentage. A $960,000 loan on a $1,200,000 home is 80% LTV. Jumbo lenders often set maximum LTVs by loan size, and a lower LTV generally means better pricing and fewer requirements.
Down payment
The cash paid toward the purchase price at closing; the loan covers the rest. Jumbo lenders typically ask for more down than conforming programs — the tooltip notes 10% to 20% is common — and private mortgage insurance is often unavailable on jumbo loans, so the down payment carries more weight.
Cash reserves
Liquid funds left after closing, usually measured in months of the full housing payment. Jumbo lenders commonly require several months of reserves, with the number depending on loan size and the borrower’s profile. Reserves are not part of this calculation, but they affect how much cash a jumbo purchase actually requires.
Principal and interest (P&I)
The part of the monthly mortgage payment that repays the loan balance and pays interest, based on the loan amount, rate and term. It is the payment this calculator shows. It excludes property tax, homeowners insurance and HOA dues, which on a high-value home can add substantially to the total monthly cost.
Interest rate
The annual percentage the lender charges on the outstanding balance, before fees. This calculator divides it by 12 for the monthly rate. Jumbo rates can be slightly higher or lower than conforming rates, depending on the lender and market. On a large balance, even a small rate difference changes the payment noticeably.
Loan term
The number of years over which the loan is scheduled to be repaid in full. A longer term lowers each payment but increases total interest, because the balance stays outstanding longer. A shorter term does the reverse: higher payments, less interest overall.
Total interest
The sum of all interest paid over the life of the loan if every payment is made on schedule — total of payments minus the loan amount. It excludes fees and closing costs. On a jumbo balance it can exceed the amount borrowed over a 30-year term at higher rates.
Calculator disclaimer

Estimates only. Jumbo loan limits, rates and down payment and reserve requirements vary by lender and market. Confirm eligibility and final figures with a licensed lender. The 2026 baseline conforming limit is $832,750 for a one-unit home (up to $1,249,125 in high-cost counties).

Questions by topic

Jumbo Loan Calculator: questions agents ask

What's the conforming loan limit for 2026?

The baseline one-unit limit is $832,750 (FHFA, effective January 1, 2026). High-cost counties have higher limits. The calculator uses the baseline for classification, so check FHFA's county figures for your market.

Does the payment include taxes and insurance?

No. It shows principal and interest. For a complete payment, use the mortgage calculator, where taxes on high-value homes can be a large share of the total.

How does a larger down payment change the classification?

It lowers the loan amount. If the loan drops to or below the conforming limit, the classification changes to conforming. Buyers near the line can test down payments to see the threshold.
