Conforming loan limit

The conforming loan limit is the largest loan amount eligible for purchase by Fannie Mae and Freddie Mac. The FHFA sets it each year, with a baseline limit for most of the country and higher limits in designated high-cost areas. Loans above the applicable limit are jumbo loans.

Why agents care

Buyers near the limit may keep a conforming loan with a slightly larger down payment, which can affect pricing and requirements. Agents in higher-priced markets need to know the local limit.

Example

Example: the 2026 baseline one-unit limit is $832,750 (FHFA). A $900,000 purchase with $90,000 down needs an $810,000 loan, under the baseline limit.
